What are your charges?
I have a variable charging structure dependent on your needs and these are full disclosed during our initial conversation but it is really important to me that mortgage and protection advise is available to everyone so I will ensure that fees are not a barrier.
In all cases, for First Time Buyers, my advice fee is waived in full.
I am on the Standard Variable but don't think I am in a position to remortgage, can you still get me a better rate?
Generally speaking, yes. When reviewing your mortgage I always look at both new and your existing lender. I can help to secure you a more suitable rate, but this will depend on your individual circumstances. Please contact me for more information.
I want to remortgage, how long does this take and is it expensive?
I would recommend speaking to us at least 8 weeks before your current rate come to an end. This allows me to complete my research and for your lender to complete their assessment and the legal work.
Remortgages can often be completed with no up-front costs, although I will always fully discuss the various fee structures with you.
Should I get a fixed rate or a variable rate mortgage?
The answer to this depends upon your circumstances. I will conduct a thorough fact find to determine which rate is most appropriate both now and in the future. Many people like the security of a fixed rate but the flexibility that you get with a variable, can be useful for people who are expecting a change in their circumstances in the near future.
I want to buy my first home, where do I start?!
I hear this often from first time buyers but everyone in the house buying process, from estate agents to solicitors will always recommend you find out your finance options first.
I will help you understand how much you can borrow and the costs for doing this and then secure you a Decision in Principle with a lender. This can then be used to evidence to estate agents that you can afford to buy the houses or flats you offer on and gives you more credibility than someone who hasn't arranged this.
I will also talk you through the various costs in moving, different schemes and give an overview of what will happen and when.
How long does it take to buy a house?
Every persons house buying journey will be different and is dependent on several factors. In my experience, the main factor is the position of the people you are buying from and how long the chain becomes. A speedy house purchase can be completed in as little as 3 months but if you are unlucky, this could be over 6 months. Your estate agent will be monitoring the chain and will be able to let you know once it is complete and the position of the other people within the chain, which will help to give you an idea of timescales.
